Agreement to Terms

By accessing or using the AL Estate Investments website, you agree to be bound by these Terms of Service. If you do not agree to these terms, please do not use our website.

Real Estate Services

AL Estate Investments is a licensed real estate brokerage (DRE# 02036524) operating under West Shores Realty (Broker# 01948605). Our services include:

• Residential and commercial real estate sales
• Property valuations and market analyses
• Buyer and seller representation
• Investment advisory services
• Off-market property opportunities for qualified investors

Any specific real estate transaction will be governed by separate agreements (listing agreements, purchase contracts, investor agreements, etc.) that supersede these general terms.

The exclusive information shared in our private newsletter is confidential and reserved exclusively for registered principals. By registering for our exclusive newsletter, you agree that you are registering strictly as a principal with the intended purpose of buying any prospective properties through West Shores Realty. You agree not to disclose, copy, distribute, share, resell, or wholesale to any other parties without explicit written permission from the Company. You agree to commit to maintaining the confidentiality of all proprietary information provided by the Company. This restriction applies for a period of five years from the date of disclosure and for purposes related to the proposed acquisition.

Investment Property Services

From time to time, AL Estate Investments and West Shores Realty (collectively, the "Company") may share renovation-ready homes, distressed properties, and available real estate assets with investors for consideration. In most cases, properties shared will be off-market and are intended for the sole consideration of the receiving party.

Any property information received shall be considered confidential and shall not be distributed or shared without the prior written consent of the Company.

Confidentiality

Users and investors agree:

• To use reasonable care to preserve and protect the confidentiality of any information shared by the Company
• To use such information only to exercise rights and fulfill obligations in connection with potential transactions
• Not to disclose confidential information to any third party except to employees and contractors on a need-to-know basis who are obligated to keep such information confidential

"Confidential Information" includes without limitation properties shared by the Company, know-how, trade secrets, financial information, plans and strategies. Confidential Information does not include information that: (a) is already known to you at the time of disclosure; (b) is or becomes publicly known through no wrongful act; (c) has been rightfully received from a third-party without an obligation of confidentiality; or (d) is independently developed without use of the Company's Confidential Information.

No Redistribution or Wholesaling

Wholesaling, reselling, or remarketing properties shared by the Company is prohibited. Information shared by the Company, including relevant information about properties and the specific form of such communication, is privileged and confidential. You may not disseminate, distribute, reproduce, or forward information shared by the Company without written consent.

Risk of Loss

You acknowledge that real estate investing may result in significant financial losses and is, by its nature, speculative. You agree to consider whether real estate investing is suitable and appropriate based on your financial condition and needs. You must not rely on information provided by the Company to evaluate investments and, instead, must exercise independent skill and judgment in deciding whether to pursue any real estate investment.

As-Is Disclosure

You are aware that real estate purchases are made "as-is" and at your own discretion. Due to the diverse nature of each real estate transaction, the Company may have limited or no knowledge about property conditions. It is your sole responsibility to assess the condition and determine the required renovations, repairs, and future investments needed for each property.

Property Ownership

You understand that the Company or seller of a property may or may not have title to the property at the time of presentation. The Company or seller may have a contract on the property intending to purchase at a future date.

Website Use

You agree to use this website only for lawful purposes and in a manner that does not:

• Violate any applicable laws or regulations
• Infringe on the rights of others
• Interfere with the website's operation
• Attempt to gain unauthorized access to any systems

Property Information

Property listings, valuations, and market information provided on this website are for informational purposes only. While we strive for accuracy, we make no warranties about the completeness, reliability, or accuracy of this information. All property information should be independently verified.

Intellectual Property

All content on this website, including text, images, logos, and design elements, is the property of AL Estate Investments or its licensors and is protected by copyright and trademark laws. You acknowledge that you may be exposed to copyrights, trademarks, and intellectual property belonging to the Company. You agree not to copy, sell, use, duplicate, or disclose Company intellectual property or ideas.

Non-Solicitation

You understand and acknowledge that the Company has expended and will continue to spend significant time and expense to recruit, hire, onboard, and train its personnel. You agree not to directly or indirectly solicit, hire, recruit, or attempt to solicit, hire, or recruit, or induce the termination of, any Company employee.

Representations, Warranties, & Disclaimers

The Company, including all employees, contractors, and associates, is not a representative of or associated with any user or investor. Any information, properties, or potential business opportunities shared by the Company are for informational purposes only.

EXCEPT AS EXPRESSLY SET FORTH IN ANY SPECIFIC AGREEMENT, THE SERVICES AND INFORMATION SHARED ARE PROVIDED ON AN "AS IS" AND "AS AVAILABLE" BASIS. THE COMPANY MAKES NO WARRANTIES, EXPRESS, IMPLIED, STATUTORY, OR OTHERWISE, WITH RESPECT TO THE SERVICES, INFORMATION, OR ANY OTHER ACCOMPANYING MATERIAL PROVIDED AND SPECIFICALLY DISCLAIMS ALL OTHER WARRANTIES, EXPRESS AND IMPLIED, INCLUDING WITHOUT LIMITATION THE IMPLIED WARRANTIES OF MERCHANTABILITY, VALUE, FITNESS FOR A PARTICULAR PURPOSE, AND THOSE ARISING FROM A COURSE OF DEALING OR USAGE OR TRADE.

YOU ACKNOWLEDGE AND AGREE THAT IT IS YOUR SOLE RESPONSIBILITY TO CONDUCT YOUR OWN INDEPENDENT DUE DILIGENCE INTO ANY PROPERTY OR BUSINESS DEALINGS INCLUDING PROPERTY VALUATIONS, INSPECTIONS, AND THE COMPLETE OWNERSHIP OF TRANSACTIONS. THE RISK OF LOSS OR NON-PERFORMANCE FOR ANY PROPERTY OR INVESTMENT IS YOUR SOLE RESPONSIBILITY. IN NO WAY SHOULD YOU RELY ON ANY PRO-FORMA OR REPRESENTATION MADE BY THE COMPANY, ITS EMPLOYEES, OR AN AFFILIATE.

Indemnification

You shall indemnify and hold harmless the Company and its affiliates, officers, directors, employees and agents from and against any loss, liability, claim, damage or expense (including the reasonable cost of investigating or defending any alleged loss, liability, claim, damage or expense and reasonable counsel fees incurred in connection therewith), as incurred, arising in connection with (i) your material violation of any of the provisions of these terms or (ii) your material violation of any applicable law, rule or regulation.

Limitation of Liability

AL Estate Investments shall not be liable for any indirect, incidental, special, or consequential damages arising from your use of this website or our services. Our total liability shall not exceed the amount paid for the specific service in question.

Electronic Communications

You agree that any electronic signatures have the same legal effect as handwritten signatures as laid out in the Uniform Electronic Transactions Act. You may opt out of the use of electronic signatures at any time and for any reason.

The Company offers investment property updates via email, text message (SMS), and/or phone outreach based on your preference and consent. Receiving communications is not a condition to purchase. Reply STOP to opt-out and HELP for support. Standard messaging and data rates may apply.

Changes to Terms

We reserve the right to modify these Terms of Service at any time. Changes will be effective immediately upon posting to this website. Your continued use of the website constitutes acceptance of the modified terms.

Governing Law

These Terms of Service shall be governed by and construed in accordance with the laws of the State of California, without regard to conflict of law provisions.
